“The owner and staff at this B&B are extremely friendly and amenable. The breakfast is absolutely lovely. Rooms are cosy and very clean and tidied daily with coffee / tea refilled. A great location, close to many sights and attractions within Royal Leamington Spa. ”

“Stayed over in Leamington for just one night en route to the Cotswolds. Friendly staff, comfortable well presented room and a good selection for breakfast thrown in. Lovely walk through the parks to the town centre. Leamington Spa is so beautiful and well worth a visit.”

“Our experience at the property was generally satisfactory. However, the room was located in an annex that was not connected to the main building and differed significantly from the main picture depicted of the property. Instead, it resembled a basic, dated Travel Lodge-style accommodation, which was not what we expected and was not made aware of it. Considering the lack of special amenities in the room and the room itself we felt that the value for money could have been better. Nevertheless, the staff were very helpful, and the overall property was pleasant. Make sure to book a room in the main building to avoid disappointement.”

“Great hotel for visiting Leamington Spa and Warwick. Room was lovely and clean and there were lots of areas in the hotel and grounds to sit and relax. The food was good and the hotel price was very competitive. Plenty of parking which was a bonus as this seems to be in short supply in the nearby towns. ”
