The regular rooms are small though. We asked to be upgraded to plunge pool villa since we were traveling with a kid. Overall nice property, great location. The staff was very friendly and customer oriented.

We went on vacation to this incredibly house. The staff was always very friendly, the food was exquisite, the unlimited breakfast, there was a private pool and all the spaces decorated with exquisite taste, it looks like a photo shoot sets.

We chose this property expecting a premium boutique experience based on its website and Instagram presence. Unfortunately, the actual stay was nowhere close to what was portrayed. For the price we paid, the level of service, housekeeping and maintenance felt more like a basic three-star hotel. From the beginning, there were several basic issues. The room had no proper blackout curtains; the curtains barely closed, and we had to use our own safety pins to make them shut properly. The shower area would start flooding within seconds because the water was not draining properly. We also paid a premium specifically to use the jacuzzi. Despite repeatedly requesting that it be cleaned and being assured that it had been done, it was never in a condition where we felt comfortable using it. We therefore paid for a facility that we were unable to use. Housekeeping was particularly disappointing. Massive spider webs were visibly hanging from the chandelier directly above our bed from the first day. On the day we complained about the lack of proper turndown service, we returned to find small bugs on our bed. The pillow covers were also torn. These are not standards we expected from a premium boutique property. There was also a lack of transparency regarding water charges. We were initially provided RO water, and when we requested mineral water, we were subsequently charged for it without being informed beforehand that it would be an additional charge. The amount is not the issue; guests should simply be informed in advance. The wellness offering was another major disappointment. On Instagram and the hotel website, the property has a prominent “Wellness” section mentioning sound healing, yoga, Pilates and spa treatments. This creates an expectation of a proper wellness facility. However, the property does not even have a dedicated massage or spa room. Treatments are conducted either inside the guest room or in a conference room temporarily converted for the purpose. This was very different from what we understood from the way the wellness facilities are presented online. A few minor imperfections can be overlooked at any hotel, but the combination of poor housekeeping, basic maintenance problems, unusable facilities and the disconnect between what is advertised and what is actually provided made this an extremely disappointing stay. Unfortunately, the property did not justify the premium price we paid and did not deliver the boutique experience it promises online. We genuinely regret choosing this hotel and would not recommend it to travellers expecting a premium boutique stay.

What a fine Mansion Haus is! 9 rooms in the entire property, including 2 private pool rooms. The rooms have high ceilings, modern construction with luxe interior design and top notch materials and linens. The breakfast is fantastic and made to order with international options. The staff is smiling an friendly and helpful, particularly John. The pool has direct access from the rooms, though some shade would be nice. I would love to come back and spend time in their library and dining area . Location is Anjuna, entirely accessible with all the beaches and hotpots. Fabulous!!
