Overall good value for money. Location is easy to get to from the centre of Edinburgh - there are multiple bus and tram options and it usually takes 20-30 mins depending on waiting times for buses. We checked in late (10.45 pm) and it was easy to arrange, but be aware they require £10 cash on arrival for late check-in (they called me the day before to remind me, but I hadn't known in advance I so assume it was somewhere in the small print). The owner was lovely on all the occasions we spoke with him. Really cute wee place, an old building but well looked-after. The rooms were very basic but had all we needed - space to hang a few clothing items, a desk, and a kettle for tea and coffee - we were really only there to sleep at night so the basic furnishings were fine for us. Well-heated - we visited in mid-December and the room was warm enough that we even turned the radiator right down and still didn't get too cold. The shower was modern and spacious with good pressure. Room and bathroom were both spotlessly clean. The only negative for us was the bed, which had a thin mattress on a firm wood base, only one flat pillow each, and was quite small/cramped in the corner; my partner and I both slept poorly because of this. If I was coming back to Edinburgh alone, I would probably stay here again. If I came back with my partner, we would probably invest in somewhere with more comfortable beds for a better night's sleep. Overall, I still think Adelphi was good value for money and would recommend to anyone who isn't too fussed about bed comfort.

Toilet and bathroom was so tiny. The toilet brush was so dirty. we didn't take shower as the towels looks old and worn out. Water was leaking into the toilet from the toilet window. The heating was turned off in the middle of the night. As a budget hotel, we were not really so much but the hotel really needs total refurbishment. they are sited in a beautiful location. Easy access to buses and trams.

The hotel was 'ok' very cheap for Edinburgh but in January most places are much cheaper, it was worth the £56 for 2 nights but when i requested to stay another night due to trains being cancelled i was told it would be £40, i haggled down to £36 as i explained it seemed a bit expensive in comparison to my original booking price. I was told my room had been upgraded and thats why it was more expensive, i didnt ask for upgrade but i eventually had to pay for it. No heating on in the rooms from 8.30 till early evening, i had to ask them to put the heating on as it was so cold, i think the heating should have been on continuously considering it was January and very cold with extreme weather conditions outside. No hot water either during the day. I was also disturbed at 9am (checkout was 10am) by the cleaning lady just letting herself in my room, i heard the knock but i was in the shower so decided to ignore it, i certainly didnt expect someone to just walk in!! Especially as it was before official check out time. On the plus side The host was welcoming but i dont think i will be staying here again.
