• Thanks for choosing to stay at JJ’s Transient Home Lipa. We are so glad you have decided to book with us and we want to make sure you have a 5-star stay.

• There are plenty of great restaurants nearby, as well as commercial and retails to see whilst you are in Lipa City.

• You will find a list of our favourite restaurants on page 3, plus details about our property in this manual.

• House Rules

• We have a few rules which we’d like to let you know about. We know rules are boring, but we’d really appreciate it if you could have a quick read.

• #1 - Please Clean Up Dishes

• • If you use any dishes during your stay, we would be grateful if you would clean them. This would be of great help.

• #2 - Number of Guests

• • Ensure total guests match that on your booking. If you have more guests than what you have booked for, or beyond the initial reservation’s capacity (8 pax above) is subject to an extra person fee of Php300 per night.

• #3 - Check In and Check Out Time

• • Check in is from 2pm and check out is until 11am. We’d really appreciate it if you could stick to these times. Late check-out is available for Php250 per hour but subject to availability. Please inform us in advance so we can confirm if there is a same day check-in.

• #4 - Lights & Air-conditioner

• • We would really appreciate it if you could turn off all the lights and air conditioners when you leave the house each day, and on check-out.

• Entry

• This is a self-check-in property. To make things easy and super flexible, you can access the property by using this code provided to you on check-in day. So whenever you arrive, you can let yourselves in and make yourselves at home.

• Parking

• Parking garage can fit 2 sedan cars. You are free to park your car along the street (in front of the house only).

• Internet

• Free Wi-Fi is included in your stay. The modem can be found in the dining area, attached to the wall.

• Kitchen

• The main kitchen with built-in gas cooktop. Please make sure to switch on the exhaust fan above the burner while cooking. We also have a double burner gas stove in our dirty kitchen.

• We have basic cooking utensils and equipment that you are free to use,

• Kitchen Essentials

• Two kitchens are available for you to use. The main kitchen has a built-in gas cooktop (see photo for your reference). Please make sure to switch on the exhaust fan above the burner while cooking. We also have a double burner gas stove in our dirty kitchen.

• We have small appliances like rice cooker, electric kettle and water dispenser (hot & cold). Free drinking water - purified.

• We have basic cooking utensils and equipment that you are free to use, glassware and some cleaning supplies, but we would greatly appreciate it if you could clean up prior to checking out. There’s also condiments and cooking oil, coffee and tea.

• Laundry

• While we don’t have laundry facilities inside the house, there is a laundromat located a short 3-5 minutes’ drive away. Here you will find a full range of washing machines and dryers with staff to help.

• Amenities

• You will find an iron and board in the master bedroom closet. There is a hairdryer located in the bathroom cupboard. We provide one bath towel per room and basic toiletries.

• Designated Smoking Area

• Smoking and vaping inside the house are not allowed. Our smoking area is right outside by the garden area. To ensure a safe and clean environment, always use an ashtray to extinguish your cigarette before disposing of the butt. Then, properly dispose of the cigarette butt in a designated bin ensuring it is fully extinguished to prevent fire hazards.

• Games and Entertainment

• To help you enjoy your stay, we have provided you with some board games, feel free to use them but make sure to put all the pieces back in the box when you’re done so nothing gets mixed up!

• We have free use of arcade, but please make sure to unplugged it every after use.

• I would like to introduce you to Alexa (black echo speaker on the top of the tv stand). She is there to help. She can answer some questions, play music, provide weather and news updates. Simply call her “Alexa” and she will respond.

• Cignal TV Channels

• Karaoke (Mediacom) is available but please ensure you adjust the volume levels to a comfortable and appropriate level. This includes controlling the music volume, the microphone volume and the overall output volume of the speakers to avoid excessively loud or distorted sound. (TV Input Source – AV)
