Kindly provide your BOOKING CONFIRMATION with the correct reservation details prior to checking in and be inform of the following important HOUSE RULES and additional fees applicable during your stay for your guidance.
1. Check in time is at 3:00 PM. Check out time is at 11:00 am. Additional late check out fee of Php 250 hourly will be charged beyond the scheduled check out time.
2. Smoking is strictly not allowed inside the house premise.
3. Cooking of native delicacies such as dried and salted fish ( tuyo, danggit, pusit) is prohibited. An extra day fee will be charged when traces of smell are noted upon checking out.
4. Quiet hours from 10pm to 7am is strictly implemented. Privacy of the neighborhood and other guests must be respected. The Barangay Silent Night policy is strictly observed.
5. Only small breed pet/s is/are allowed with corresponding fee of PHP400.00 per pet per stay.
6. Amenities are provided during your stay. Any damages or loss will be charged to your stay.
7. Please secure your personal belongings and valuables. Management will not be responsible for any loss and damages.
8. Ensure that the number of guests reserved are observed upon checking in. Any additional persons beyond the stated reserved guests and visitors staying beyond 12 midnight will be charged at PHP400.00 per night.
9. For other additional fees please take note of the following:
a) Additional beddings/linens and towels will be charged at PHP150.00 per item upon request.
b) Request for iron appliance for clothes will be charged at PHP350.00.
c) Daily housekeeping services are not included hence an additional fee of PHP800.00 will be charged upon request.

Booked here last Aug on my birthday week. The place is spacious and clean. Quiet neighborhood and with a nice view. Although getting there will take you with a few rough roads on the way and convenience store is a bit out of reach, there are near sari-sari store that you could visit near the place if you need anything like suka, paminta etc. And if you don't want to cook your food you cam order from Grab or Panda, but it'll take time to deliver your food. Still I would recommend this place to those who wants to be away from the city noise. Sir Caloy, their staff is really accommodating . Just ask him if you want something or directions to go to places. We will certainly go back here!

Almost perfect! (also, thank you to the owner and Kuya Caloy, the both of them were extremely responsive!)
Pros: 1. The place is huge, making it perfect for group travelers. It features 3 bedrooms (1 master bedroom with 2 beds, 2 rooms with 2 bunk beds) and 2 bathrooms. 2. There is ample space for everyone. The living room includes a functioning TV with Netflix, and the well-equipped kitchen provides enough room to move around. 3. A griller is provided for those who opt to grill. 4. The WiFi is decent, allowing for light work and social media streaming. 5. The community is quiet, with a curfew at 9 AM/10 AM, requiring guests to keep their voices down. 6. Kuya Caloy was extremely helpful and accommodating. He ensured to respond to all our queries and even offered assistance in finding a cab to ensure we didn't miss our scheduled bus home. Cons: 1. The location can be challenging for those without their own transportation. While Grab works in Baguio, booking can be difficult during rush hours and holidays. Booking a Grab from the accommodation is particularly hard, though Grab Delivery operates even in the early hours of the morning. 2. Not the most accessible - best to buy everything (i.e., groceries, toiletries, etc) before retiring inside the accommodation.

The house ate great and clean the place are quiet and peaceful. But is far when you going to city’s overall its a great experienced surely to recommend for my friends and colleagues..

Zya's Transient house in Baguio is a good value for money
We stayed as a group with children. The house is complete with cooking utensils and tools. Only a few kilometers away from Camp John Hay. The house is clean and the place is quiet since its not I. The busy city center. Highly recommended for a group of 10 adults or 12 if with children or a bit more if you have your own sleeping bags haha
