We've now stayed here multiple times, mid-week and weekends, and my verdict depends entirely on when you book. The Room: Genuinely excellent. Spacious, well-thought-out, and practical. Coffee pods, snacks, soft drinks, huge bathroom with bathrobes. It's rare to find this level of detail. Spotless throughout, and the secure gated parking is a massive USP for a town centre location. The Service: Patchy. On my first stay, I never received access codes for parking or the building despite booking in advance. About 8 calls, several voicemails, multiple emails, all unanswered. I eventually got the codes via a staff member at Petty's estate agents nearby. Communication has improved since then (emails are now being answered), but phone calls still go unreturned. It feels less like a hotel and more like a remote-managed serviced apartment where you're largely left to fend for yourself. The Noise (Critical): This is where the 3-star location score comes in. Mid-week, the town centre location is an asset: convenient, walkable, and quiet enough. On Fridays and Saturdays, it's a nightmare. My most recent stay (Saturday 7th March) was beyond ridiculous. Between 4am and 5am, the crowds leaving the clubs were extraordinarily loud, and a car with a modified exhaust spent what felt like an eternity doing laps of the town centre, firing off pops and bangs like a fireworks display. The soundproofing simply isn't adequate for a weekend in central Burnley. This location needs triple-glazing and proper acoustic treatment, like the Radisson Blu at Manchester Airport, where you see planes but hear nothing. Here, the street noise bleeds through significantly. Breakfast: Served at The Real Coffee Bean nearby. Convenient, and the quality has improved since my first stay. The flat white is now properly made and the food is solid. Tips for Future Guests: > Thermostat: Adjust before lights out. The controls aren't backlit. > Light sensitivity: Cover the bright LED controls on the bedroom mirror if you need pitch black. > Earplugs: Essential for weekend stays, yet far from being sufficient. Verdict: Would I stay again? Mid-week, absolutely. Room quality is high and parking is excellent. Weekends? Not a chance.

The hotel and rooms were excellent—very clean, well maintained, and clearly looked after to a high standard. However, access to the property relies entirely on PIN codes. Unfortunately, we were not sent the codes for either the parking gate or the main entrance and were unable to contact anyone for assistance when we arrived. We were very fortunate that a manager from the adjoining food court noticed our difficulty and kindly let us in. We also experienced problems accessing our room due to the PIN system and again had to rely on the same manager, who eventually provided us with a key fob. While we appreciated her help, this situation was inconvenient and stressful after a long journey. The hotel’s central location is both a benefit and a drawback. It was very convenient for exploring the area, but the street noise continued until around 4 a.m., making it difficult to sleep. Unfortunately, the windows did not provide adequate soundproofing and also allowed drafts, which affected our comfort. Breakfast was enjoyable, even though it was served in a café around the corner rather than within the hotel itself. Overall, the hotel offers high-quality accommodation in a great location, but the access system and noise levels significantly impacted our stay.

Pros A spacious, modern, room equipped with a large, comfy bed surrounded by chairs, a coffee table and mini bar area for chilling out at one end, and a large desk for working at the other. Fantastic bathroom with a choice of two showers. Immaculately clean and decorated to a high standard giving a feel of luxury. Enjoyed the full English breakfast, but thought the options were limited. A bar with cereals, yoghurts, fruit juice, bread and a toaster where people could help themselves would be a good addition. The hotel is in a town centre location and benefits from gated parking. However, this is only a small area and I did wonder what guests were supposed to do if the car park was full. Cons The sliding gate wouldn't open when I tried to leave the car park. I had to exit via the small gate and enter the code for the sliding gate as if I were entering. I'd like to be able to change the tv channels by simply pressing the appropriate number on the remote,. However, the tv was app based which means you have to log in, or register, for each channel.

I certainly was not expecting such a lovely place for the price paid. Staff in the annexed food court were very helpful. Everything in the room was clean, comfy and well presented. The location was extremely convenient and to top it all we enjoyed a hearty traditional full breakfast. Cheers

Booked this hotel on spec as price was very cheap (deal offered on Agoda). Other reviews accurately describe the hotel. Huge rooms , nice selection of snacks on arrival, though not replenished every day, very comfortable bed, good air-conditioning. Good WiFi, but note there are only 5 freeview channels so if you want to watch anything other than news you will need to have accounts for streaming services - iplayer, itvx etc. House keeping is a bit hit and miss - the second day we were there beds were made and all towels and soap bar were replaced (all only a day old), but after that nothing was changed and bed was made only once - no logic to it. Receptionist was great, chef at breakfast was great, breakfast food was good quality , but only cooked breakfast on offer. The fgod in the foodhall had good choices and reasonable price. Excellent location with good secure parking. Bus station is a 3 minute walk away so no need to drive to visit lovely villages and towns and enjoy the scenery. A weatherspoons is 3 minutes walk away , so good choice of food and beverages. All in all very good hotel with good prices and nice staff.
