only one side of property faced the endless green view shown in pic. so if you get rooms at sides or back, you will not get the view from room. the swimming pool (open 7am-10am and 4pm-7pm) is built on top floor and does not have any bar attached. it is built as an extra on iron rails and didn't seem it was part of original plan. the bar is on lobby level and restaurant has the view and is on -1 level below the lobby. location is great with main road just 100 MTRS away, the property is very close to the Royal Embassy towers that one can see from far away as you enter Manipal.

Overall a good choice for stay. We took the family room and liked the worth of it. It’s like having two rooms connected through a lobby. Maintenance can be better…it was raining continuously and some water seeped inside the room from the window pane. Given it’s a family suite, would loved to have a refrigerator, microwave / induction with some dishes/cutlery.

Me and my sister fe stayed here for a night and during our in-house lunch a dinner order, the service personnel messed up the dishes and charging exorbitantly for the same. Also, the front office executives needs to be more attentive while the customers/patrons tell their woes about the service, or while checking out about clearing the dues during the stay. To be honest none of them were there to help us with our luggage during our check in process. One fair lady in the reception asked if I had only one luggage and later she smirked and gave that “you obviously can carry just one big luggage by yourself” so I was fine chuck it. Well, overall the stay was marginally fine with several other upscale places in the same locality to look into

Clean and spacious rooms, friendly staff, good restaurant. There are two things they can improve on - response to requests for drinking water bottles or tea / coffee sachets is slow. We usually had to call them a second time. Second, some more hooks in the bathroom for hanging clothes.

Pros : Clean, hygienic and spacious room. Staff is courteous. Cons : Somehow 3 different Wi-Fi password that staff told me didn’t work on my phone. I asked for the extra pillow 2 times, but it never delivered to my room, may be they were understaffed that day.
