Stayed here after reading reviews. Had a terrific four poster bed room with balcony. Very shabby chic with a bit more shabby than chic but nonetheless great value for money. Hard to find as it’s very tucked away. Lady running the place was very friendly and helpful

As a traveller from Germany I have to say that the stay at the Satis House was a wonderful, english countryside experience. There is a beautiful garden, five minutes away is a big statue which is very impressive. Thumbs up!

A most enjoyable last minute break in Suffolk with easy access tp Southwold,Aldeburgh and Thorpeness. Beautiful building with quirky artefacts!! Excellent full English breakfast included. Friendly and helpful staff. We found it to be good value for money.

The previous review is somewhat understated... this place should not be trading as a hotel. From the minute you walk in you know you made a mistake booking here, it's dark and grubby. The reception desk is tiny and it's there we were asked to fill in a form for what we would like for breakfast and at what time. Fair enough so long as you didn't want smoked salmon or fresh fruit as apparently that hadn't been delivered! (There is Budgens a few minutes down the road where these bits could have been purchased). The staircase leading up to the rooms was filthy, the hallway at the top of the stairs was dark but not enough to hide a damaged ceiling and stains on the filthy carpet. We were given the same four poster room with a balcony as the previous poster as this must be the more acceptable of the available rooms. The room was large with a fridge on the floor, a trolly with kettle, coffee and tea. The carpet needed replacing or at least a hoover and the room redecorating and a good clean. The balcony off the room had a plant pot containing a dead plant a rusty table and chairs and hadn't been swept in a long time. A TV sat on top of a bureau along with a booklet letting visitors know the history of Satis house. There was numerous mentions of how one could “enjoy a glass of champagne” in the bar, at breakfast in the grounds etc. The best bit was that the owners felt that having a buffet breakfast was not the sort of thing expected in a “boutique hotel” and was therefore cooked to order. It's a stretch to call Satis House a boutique hotel and the breakfast was average at best. It didn't help that the breakfast room was in the same dire state as the rest of the place with ripped chairs, dusty art objects and the door leading to the kitchen desperately needing a wipe. I'm not sure if Satis House offered dinner the night we stayed but I doubt it as I think we where the only guests. It didn't matter anyway because we were booked into the local pub a couple of minutes walk away which was excellent. The only downside being that we had to walk past a couple of dumped mattresses and other rubbish to get there! We would not stay at Satis House again and we think the owners seriously need to think about their offering. We paid over £150.00 for one night inc breakfast for two people. The place needs to be shut for a month (or longer) and thoroughly cleaned. A refurbishment could be started with the entrance, dining room and one or two bedrooms completed. I know the owners can afford it I'm just not sure they care.
