I preface this with something important - This could so easily have been 5 stars, but there were a few little details I think need improving. Nevertheless, these weren't deal breakers, and I suggest you try a stay here and see for yourself. I stayed here for two nights on business, and the rate was the cheapest I could find for an en-suite room on the weekend I was there. I admit, I had been made nervous by previous reviews detailing a hotel that was 'shabby' and 'noisy', and my initial impression of the outside building did not immediately assuage me - It really could do with a bit of paint, and a clean. Location wise, it is little more than 10 minutes walk along the seafront to Central Brighton, which is ideal for business or pleasure. Contrary to some other reviews, I did not find the area to be particularly bad or noisy, and I slept well both nights. I pressed on, and after a smooth check-in by telephone, I was pleasantly surprised to find that internally, it was modern and very clean. Entry was through a code-locked front door, and room keys were in lock-boxes by each door. My room was similarly good - For the price paid, it had a reasonable bed, coffee making facilities, ironing equipment, a TV and a generous sized en-suite shower room with some very nice complimentary toiletries. That said, there were a few little parts such as the skirting boards and cupboard doors that definitely looked past their best, and maybe could have benefitted from some attention. This I admit is nitpicking - They are cosmetic issues, and the ultimately important stuff, such as the cleanliness, amenities and the comfort of the bed were top-notch for the price. The one major let-down was the Wi-Fi. While advertised as having Wi-Fi, the buildings dedicated WiFi did not work. I was given the code for a neighbouring hotel's network (under the same owners), but this was extremely slow and intermittent, barely working as one might hope. This would not be much of an issue if not for the fact that there was no mobile signal in the hotel either, meaning that I had no way to use my phone to make calls if needed, a rather important thing. It also made it impossible to complete any work from my room that required internet. Overall, I was impressed with it as a package. For the price, I certainly have no complaints, but I would strongly suggest that things like the wi-fi are fixed, as for many visitors this would be an essential. I will certainly consider using the hotel in the future though, as it's fair price, nice rooms and central location would make it ideal as a base for a weekend holiday, and I intend to return and do this in the future.

This is a honest review. Firstly, the room and facilities when we eventually managed to get into the correct building were good for the price paid but there was a ridiculous issue we actually obtaining the room. Prior to arriving I called the customer service line to enquire about how to check in. I was told that there would be someone to meet us there. We arrived at the location at 7.30pm. Check in was from 3pm. I went to the address shown on my email confirmation. A man was standing in the entrance. He asked if we were staying there and said the property was unmanned and he was a guest. He also highlighted the alarm that was going off. I called the CS number again and went through some checks to be then text a door code and room number. The room key code did not work. The CS assistant then asked if I was in building 7. I was as it stated this on my email. I was informed that I should be in building 13?? This building was not on my email and did not have any signs outside informing it was part of the Avalon guest house. The codes worked and I was able to access the room. I would recommend the Avalon for location, price and cleanliness but the booking information and how to access the right property definitely needs improving. Luckily I was not on my own as would have felt vulnerable.
