• An amount of RM1000 refundable security deposit before checking in into the premise.

• 1. Maximum occupancy at any one time is 20 pax within the premise. Any extra pax will be against the allowable numbers by the authority.

• 2. In any unfortunate circumstances, if the tenants break the above rules, all the compounds and penalties by the authority on the tenants and premise owner, will be fully borne by the tenants.

• 3. No outsiders or other groups should be allowed to be inside the rented premise at any time, except known to the tenant, and again, the total number should not be more than 20 pax.

• 4. As this Villa is a private residence and situated in a high-end neighbourhood, tenants are expected to maintain the noise level to the minimum and behave decently while staying the premise. Especially so in the swimming pool area, the garden, the top open platio, and outside the main building.

• 5. No illegal activities such as gambling, human trafficking, illicit drugs etc, and unlawful materials such firearms, etc, are allowed within the premise of this property.

• 6. Kindly maintain the cleanliness at the premise. Dispose of all your rubbish in the dustbin provided in the premise. If the place becomes too messy and dirty on checkout, extra cleaning fees will be charged and deducted from security deposit.

• 6. Please check out by 12 noon the latest, as we need to clean and disinfect the whole premise, before the next group of tenants checking in at 3 pm.

• 7. Please do not damage or leave any marks on the walls, pillars, or furniture.

• 8. Kindly switch off the lights, air conditioners, fans, and electrical appliances when not in use.

• 9.All kinds of smoking, including viping, is strictly prohibited within the building area. Especially inside the bedrooms and common utility areas. A fine of RM 300 will be imposed if this rule is violated.

• 10.Kindly put back all the room keys at the its original place when checking out.

• 11.The space or rooms that are locked, are private areas and are off limit areas to tenants. Please do not use or try to open it.

• 12. Remember to take all your personal belongings with you when checking out from the villa.

• 13. Any missing items or damaged appliances in the premise, due to tenant’s own negligence, will be deducted from the security deposit accordingly. The damaged item's cost is to being paid by tenants on checking out, should there be any, or after the damaged repaired, if the cost is above the deposit amount.
