The whole apartment looked like it had not been cleaned for a very long time. The biggest issue was the cockroaches. During our stay we found a total of 17 cockroaches, throughout every room in the apartment. In both bedrooms under the bed, in the lounge, in the kitchen and in the bathroom. Some were large flying cockroaches. You could also often here cockroaches inside the kitchen cupboards. We also found a cockroach inside the bottom of the water cooler. We discussed the cockroach issue with the owner and they blamed it on the climate in the Philippines. However we have family that have lived in the same area in the Philippines for generations and they have never had cockroaches in their home. We have also stayed in various other apartments throughout the Philippines and none have been as dirty or filled with so many insects. We found centipedes in the shower and kitchen. The centipede came up through the crack in the bathroom floor. There were also many spiders in the bathroom both dead and alive. There is lots of black mould above the shower. On arrival the toilet was not clean at all. There was lots of dirt, grime, dust, cobwebs, dead spiders around the base of the toilet. Underneath the toilet seat and around the rim of the toilet there was also dried urine. There were cobwebs and dust in every room and gecko droppings on the walls. During heavy rain, the ceiling would leak above the hob/cooker. The windows in the front porch would also leak during heavy rain. It also felt like you were being bitten during the night, so hard to get a good night's sleep. The metal roof was very noisy, you often heard cats or other animals jumping around on the roof. Also is very loud during rain storms. The owner also tried to charge us an extra P500 for every guest that stayed longer than 1 hour, even though this was not listed in their T&Cs. We had 2 family members visit for a few hours one day. Overall the apartment needs a good deep clean.

LAKESHORE VILLA – HOUSE RULES
1. CHECK-IN / CHECK-OUT
Check-in: 1:00 PM onwards
Check-out: 11:00 AM
2. REGISTERED GUESTS ONLY
Only registered guests listed in the booking are allowed to stay in the unit. No unregistered guests are permitted to stay overnight.
3. VISITOR POLICY
• Visitors are allowed for a maximum of 1 hour only.
• Please inform the host/caretaker before the visitor arrives for proper monitoring.
• The property is monitored by CCTV for security purposes.
• Visitors who stay beyond 1 hour will be charged an additional ₱500 fee.
• No visitors are allowed inside the unit from 5:00 PM onwards.
4. NO PETS
Pets are not allowed inside the unit.
5. CLEANLINESS
Please keep the unit clean and tidy. Dispose of trash properly.
6. NOISE
Please keep noise at a respectful level and avoid disturbing the neighbors.
7. NO SMOKING
Smoking is not allowed inside the unit.
8. NO PARTIES OR EVENTS
Parties and events are not allowed without prior approval.
9. PROPER USE OF APPLIANCES & AIR-CONDITIONING
Please turn off all appliances when not in use.
When using the air-conditioning, make sure all windows and doors are properly closed. This allows the air-conditioning to cool efficiently, prevents the unit from being overworked, and helps avoid automatic shutdown or interruptions during your stay.
10. PROPERTY & APPLIANCES
Please use all furniture, appliances, and amenities properly. Guests may be responsible for any damage or loss.
11. SAFETY & SECURITY
Please lock doors and secure your belongings when leaving the unit.
12. COMMUNITY RULES
Please follow all subdivision and community regulations.
13. KEY RETURN UPON CHECK-OUT
Please inform the caretaker at least 30 minutes before your planned check-out time so the caretaker can come to the unit to collect the keys. Kindly send a message stating what time you will check out.

Not clean and full of cockroaches.
